Tenant and all members of Tenant's family or household are parties to a Residential Rental Agreement ("Lease") with Landlord for this Apartment in Milwaukee, Wisconsin. This No-Smoking Lease Addendum ("Addendum") is made a part of and incorporated into the Lease. A breach of this Addendum shall give each party all the rights and responsibilities contained herein, as well as the rights and responsibilities of the Lease.
The following are listed deductions which may be taken out of your security deposit. The actual deduction may be more or less, depending upon the actual damage, items that are not properly cleaned, and the cost of labor and materials to make any repairs. lf you need help with any of the items on the list, please talk with the resident manager or our office.
Notify the utility companies and leave your new address with the mailman and building manager. The apartment will not be inspected until you have completely moved out and are ready to turn over the keys. Prices are subject to change without notice.
Applicant may be rejected based on a conviction record of the prospective resident, or a household member only if the circumstances of the offense bear a relationship to the tenancy. This means the offense is such that, given the nature of the housing, a reasonable person would have a justifiable fear for the safety of landlord or resident property, or for the safety of other residents or employees. All adult applicants are required to complete the attached Criminal Background Check.
I hereby authorize the Landlord and Manager to investigate my credit and financial responsibility, income, rental and eviction history, and the statements made in this application, and to obtain a consumer credit report on me from a consumer reporting agency that complies and maintains files on consumers on a nationwide basis. My performance under any lease or rental agreement that I may enter into with the Landlord may be reported to such reporting agency.
I warrant and represent that I am at least 18 years of age and that all information and answers to the above questions are true and complete to the best of my knowledge. I understand that providing false information or making false statements may be grounds for the denial of my application.
Applicant acknowledges receipt of a copy of the Residential Lease together with the Non-standard Rental Provisions, No-Smoking Policy Lease Addendum, Rules and Regulations, Security Deposit Checklist and Tenant Inspection/Acceptance Sheet.
